Mortgage rates and the 7% question this fall

October 19, 2026

Bond markets moved in a buyer's favor today. Mortgage-backed securities rallied, and that rally tends to show up in mortgage pricing within a short window. If you have been waiting for a better moment to act, today's move is worth paying attention to.

The biggest story is the drop in mortgage-backed securities, which fell roughly 14 basis points today, a sizable move for a single session. MBS prices move opposite to yields, so this rally is the main reason lenders are likely to reprice downward. Rates are trending down, but they remain elevated compared with the lows borrowers saw in recent years. Spreads between mortgage rates and Treasury yields still matter, and geopolitical headlines can flip the direction of the market quickly. I would not treat any one session as a trend until it holds for several days.

Affordability is the backdrop for much of the policy debate right now. Voters in California are weighing new housing reform ballot measures, and other states begin early voting later this month, so housing supply and zoning rules are on the ballot in more places than usual. Those measures matter because they shape how many homes get built, which feeds into prices and inventory over years rather than weeks. For now, buyers are still balancing higher borrowing costs against prices that have not fallen much in most markets. Local inventory is the number to watch, since it varies widely from one metro to the next.

For buyers, a sustained move lower in rates can improve monthly payments enough to change what you can comfortably afford. It is worth getting pre-approved now so you can move quickly if pricing improves. Sellers should expect more buyers to re-enter the market if rates keep easing, which can mean more competition on well-priced homes. Sellers who want to capture that demand should price realistically and be ready to negotiate. Either way, the best plan starts with knowing your numbers before the market makes the decision for you.

Mortgage bonds rallied today and rates are trending down, though they remain above recent lows. Housing policy votes this fall could reshape supply over the longer term. Buyers and sellers who plan now will be better positioned whichever way rates move next.
