Mortgage rates hover near lows as the Fed holds steady

October 30, 2026

The Fed left its benchmark rate unchanged this week, but the decision was not unanimous. Two policymakers voted for a rate hike, a sign that some officials remain more worried about inflation than about slowing growth. Mortgage pricing swung sharply during the week before settling close to its best level in recent sessions. For buyers and homeowners, the window has opened, but there is little room to spare.

Bond markets had a volatile stretch as the week wound down. Core inflation came in line with forecasts, while third-quarter economic growth ran hotter than the market expected. A selloff in technology stocks sent some investors into Treasuries, which pulled yields lower and lifted mortgage pricing for a time. Much of that gain faded before the close, and lenders had to reprice loans, which is why the improvement did not fully stick. Traders still see a strong chance of a rate hike in December, so the path ahead is far from settled.

Affordability remains the main constraint for many buyers, and mortgage rates have a bigger effect on monthly payments than most people expect. When rates ease, even modestly, the monthly cost of a loan drops enough to change which homes fall within reach. Recent moves have been encouraging, but they have been small and quickly reversed, so buyers should not count on further relief arriving soon. Homeowners weighing a refinance face the same math, and the payoff depends on the rate they can actually lock. Pricing trends point to a market where timing matters more than headlines.

If you are buying, the practical question is whether to lock now or hold off. Borrowers with a near-term closing generally benefit from locking, while those with longer timelines may have room to float, though that choice carries risk if a hike materializes. Sellers should watch buyer demand closely, since payment sensitivity tends to shift quickly when rates move. Waiting for a perfect moment is a common mistake, since the market rarely offers one. A conversation about your timeline and lock strategy will do more good than trying to guess the next headline.

Rates are hovering near recent lows, but the Fed's split vote and December hike expectations leave little cushion. Borrowers who understand their lock options and plan around their timeline will be in a stronger position than those who wait on headlines. Conditions can change quickly, so timing decisions deserve a personal review.
