Jobs Report Friday: Why Your Float Decision Matters Now

November 4, 2026

Mortgage bonds gave back gains on Tuesday, and rates held near their lowest levels in over a month. That pause is not a reversal, but it is a sign the market is waiting on something big. This week packs several reports into a short window, and the timing matters for anyone with a loan in progress.

The biggest story is the jobs data. September job openings came in stronger than expected, and factory orders beat forecasts too, which pushed mortgage bonds lower and Treasury yields back up. Rates are trending sideways for now, with the 10-year Treasury still holding just under a level that has capped it all month. Friday's nonfarm payrolls report is the event that will likely set the next direction. Forecasts call for modest hiring and unemployment near 4.2 percent, so a surprise in either direction could move rates quickly.

Housing affordability remains the central concern for buyers, and rate movement this week will shape how much purchasing power they have. Rates have come down from their early October peak, which gives some borrowers breathing room after a difficult stretch. Lower oil prices and a softer tech sector have added support to bonds, though the gains have not been steady. Buyers who stayed on the sidelines waiting for a clear trend are finding the picture still mixed.

For buyers, the practical question is how long to lock. Borrowers with closings within seven to fifteen days should generally lock now, since the market is volatile and a sharp move in either direction could erase any benefit from waiting. Those with a 30-day or longer timeline may be able to float through Friday's report and midterm results, though that choice carries risk if jobs data comes in hot. Sellers should keep an eye on how rate moves affect buyer demand, because even small shifts can change how many people qualify at a given price.

Rates are holding near recent lows, but this week is full of market-moving events. Friday's jobs report will likely decide the next move, and the midterm results and ISM Services data add more uncertainty along the way. Matching your lock strategy to your closing date is the surest way to protect your position.
